As another hectic summer letting season slowly winds down and we take stock of what has been an unusual year, to say the least, one thing that really jumps out is the continued swing towards furnished letting. Renting property on a furnished has grown in popularity over the past 15 years and it is a trend that continues to develop. Furnishing a property moons ago normally meant a variety of mis-matched second-hand pieces with ubiquitous dark wood wardrobes. This then modernised with the arrival of IKEA, who’s budget range became a firm landlords favourite.
Fast forward to 2020 and furnished rental is increasingly ‘the norm’, particularly for flats in and around the city centre.
Furnished lets of city centre flats, probably now account for around 90% of properties let every year, and flats that remain unfurnished are now few and far between.
Price as ever, is a driver for landlords, but we have always found that furnished property attracts more viewers and the letting price is always higher. In fact, properties that are furnished to a high standard now let for a significant premium and it is well worth pushing the budget to present something that really jumps off the page.
