Whether you are a landlord looking to let a property that you own, or a prospective tenant looking for a property to rent, it is essential that you choose a reliable and reputable letting agent in Nottingham.

As with many things, a word of mouth recommendation goes a long way and using a letting agency that somebody has used before may be a good starting point. Maybe you friends that can recommend an agent, or have a look on Google for agents that have feedback. Do your homework. Read the reviews and see how genuine they are. Property Management can be complex. Make sure your happy that the agent you choose is qualified and has good local knowledge.

How do you choose THE BEST Letting Agent in Nottingham?

With so many agents out there, how do you choose the right one? As a landlord, you will be keen to secure a reliable, solid tenant for your property and to do this you need to ensure that the letting agent you choose is, firstly, an attractive prospect for the type of tenant you require. Nottingham’s Letting Agents generally focus on certain sectors of the property market, such as student accommodation, inner city areas, or particularly affluent areas, so, the agent you choose will depend on the type of property you are hoping to let. For example, if you are looking to let your apartment to young professionals or post grads then you need to make sure you choose an agent that works and advertises predominately in that area of the market.

Fees charged by letting agencies can vary greatly and it is important to meet with several agents at the beginning of your quest to grasp a full understanding of what exactly you will be charged and compare these quotes against each other. Whilst fees are important, they are not the be-all and end-all. Some agents will try and charge top dollar, and give you nothing. Others will charge buttons and provide a similar level of professionalism. The important thing is to choose an agent you are comfortable with, and one who will represent you well. One who receives testimonials like this maybe:

“For over 10 years, Granger and Oaks has been most supportive, professional, reliable and consistent in providing services to us as Landlords. The staff have instilled the confidence needed for us to know that our property will always be well managed”

Take your time. Do your research. Read reviews. Check out their credentials – if they claim they are RICS members for instance, check that they are. Check out their website – is it up to date, or is it from the ark, does it have their legal name and address and contact details. If their website doesn’t dot i’s and cross t’s, do you really want them looking after your tenancy agreements and legal notices?

Is the agent large enough to service your requirements, or on the other hand are they so large that you’ll just be another number?

For an added sense of security, you should ensure that the agent you choose is a member of the Association of Residential Letting Agents and they are trained accordingly.

A few case studies…

The Hicking Building, Queens Road, Nottingham.

A gorgeous two bedroom flat with balcony in this popular Victorian mill conversion.

Landlord signed up in the lift of the building on the day they came to collect the keys from the developer! They’ve not seen the property since.. The flat has just relet in 10 days for a record rent of £950 having been let 7 times in 15 years and there being a grand total of 44 vacant days in all that time

Lister House, City Heights, Mapperley.

A great little one bedroom flat with its own terrace garden in Mapperley

One very close to our hearts as it is one of our very first managed instructions when we opened up our Nottingham letting agents. 10 tenants, a few substantial leaks, and a fair few coats of paint, and nearly 17 years later, just re-let in 2 days. Void periods next to nothing.

Egypt Road, Basford, Nottingham

A Victorian mid-terrace, rented long term and in need of TLC

Managed by Granger & Oaks for over 10 years, our client had grown tired of being a landlord and wished to sell but the property was quite dated. We recommended a program of improvements before coming to market. This included a new roof, kitchen, bathroom, and decor throughout. Work was carried out and project managed by Granger & Oaks. The house subsequently sold for £14,000 above the asking price to a new landlord. The outstanding presentation contributed towards a £250 monthly rent increase, a queue of potential tenants, and a let being agreed in principal before the sale had even completed.

Windrush Close, Beeston, Nottingham

A charming two bedroom semi, well placed for the QMC, in Beeston, Nottingham

A new client, recommended by a friend. Had previously self-managed themselves but found the legislation too much, and managing tenants a real handful, so wanted a managed service. Provided health & safety guidance, decor advice, and assisted with getting the property ready to let. Listed at £695 and a let agreed in 4 days.
